Greenfield Earthworks

Greenfield is the unglamorous phase of a major industrial estate: twenty-two hectares of bulk earthworks, compacted platforms, internal road spines, and primary drainage, delivered before a single factory wall goes up. It is also the phase that determines whether everything built afterwards performs.

Platform levels were set from a cut-fill optimisation across the whole site, and every layer of fill is compacted and tested against specification — over four thousand density tests to date, each one on record. The internal road network is being built to its full design section from the start, not as temporary haul roads to be rebuilt later.

The first three platforms have been certified and released to the developer's building contractors. The remainder of the site follows in a rolling programme through the current season.
